Oak & Ivy

A home base
for the next generation.

207 Oakland Ave, Providence, RI

Fully renovated and all-inclusive — built for students, and built on trust for the families who cosign for them.

A Smith Hill triple-decker, made new again.

207 Oakland Ave has stood on this street for generations. In 2026, Oak & Ivy renovated it back to its original glory — renovated kitchens and bathrooms, refinished hardwood floors, all-new exterior siding, and updated electrical and windows throughout — while keeping the details that made the house worth saving: tall windows, built-in shelving, and covered porches stacked three stories high.

What's left is three separate apartments under one roof, each one ready to be somebody's home for the school year.

Built around your school year.

Every bedroom has real closet space, and the floors are original hardwood, refinished rather than replaced. Each unit has its own washer and dryer, so laundromat runs aren't part of the routine. Utilities are built into the rent, so there's no group chat arguing over who owes what. It's a short walk to Providence College, on a quiet residential street with both off-street and easy on-street parking.

What we'd want to know, if it were our kid.

Cosigning a lease means trusting that the place your student lives is safe, well-maintained, and run by someone who actually answers the phone. Oak & Ivy is owned and managed directly, not handed off to a distant property company, and the entire building went through a full renovation in 2026 — new electrical, new windows, all-new exterior siding, and renovated kitchens and bathrooms throughout.

Rent is all-inclusive, so a fixed number each month is the whole story — no separate utility bills to track or split between roommates after the fact. Each apartment is a single lease covering the whole unit, not a patchwork of individual per-bedroom agreements.
